Residential Conveyancing Fees

Our Fees cover all of the work required to complete the Sale and/or Purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

Conveyancer's fees – sale and purchase (freehold and leasehold)

Conveyancers Fee - Remortgage

Legal Fee : £495 + VAT at 20%*

*Remortgage’s will also be subject to Disbursements as quoted below, we cannot always anticipate what these may be immediately and as such they will be confirmed at the point of instruction or as soon as thereafter as is practicable.

To include a Transfer of Equity alongside the Remortgage (add or remove a party from the title deeds) there will be an additional fee of £250 + VAT at 20%. 

Conveyancers Fee - Lifetime Mortgage & Equity Release

Legal Fee : £895 + VAT at 20%*

*Lifetime Mortgages and Equity Release Cases will also be subject to Disbursements as quoted above, we cannot always anticipate what these may be immediately and as such they will be confirmed at the point of instruction or as soon as thereafter as is practicable.

Additional Disbursements

Additional Disbursements – Leasehold Properties*

There are certain disbursements which will be set out in the individual Lease relating to the Property, there may also be costs that are to be incurred at the discretion of The Management Company. The disbursements which we anticipate will apply are set out separately below. This list is not exhaustive and other disbursements may apply depending on the terms of the lease. We will update you on the specific fees upon receipt and review of The Lease from the seller’s solicitors.

*These Fees are only chargeable provided that they have been noted within The Lease These fees also vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have been granted sight of the specific documents relating to the property. You should also be aware that Ground Rent and Service Charge are likely to apply throughout your ownership of the property. We will confirm the Ground Rent and the anticipated Service Charge as soon as this we receive this information.

Referral Fees

We work with a number of leading estate agents and introducers throughout England and Wales. The companies support us in marketing our services, providing case tracking and update platforms, collecting initial payments and (in purchase transactions) ordering searches and sales progression. This support is a valuable support for us and in return we pay referral fees to these companies, which is depended on the level of support they provide us with. The average fee paid is between £150.00 and £450.00. This is a fee paid by ourselves and is not an additional cost to you.

Stamp Duty or Land Tax (Purchase Only)

This depends on the purchase price of your property, whether you are purchasing an additional property, or if you are a First Time Buyer. You can calculate the amount you will need to pay by using the HMRC Website or if the property is located in Wales by using the Welsh Revenue Authority’s Website.

Disclaimer

Our Fees assume that:

  1. This is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
  2. This is the assignment of an existing lease and is not the grant of a new lease
  3. The transaction is concluded in a timely manner and no unforeseen complication arise
  4. All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation
  5. No indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

 

Prices are subject to our discretion and may increase depending on the factors of each individual transaction.

How long will my house purchase take?

How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors. The average process takes between 16-20 weeks. It can be quicker or slower, depending on the parties in the chain. For example, if you are a first-time buyer, purchasing a new build property with a mortgage in principle, it could take 6usuak weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, In such, a situation additional charges would apply.
